+: We found absolutely nothing satisfactory about this property. Both the owners and management refuse to take responsibility and dismiss our concerns without a thought. Despite lodging a complaint with booking.com, the owners showed no willingness to be held accountable, only offering excuses instead. I would not be surprised if they continue making excuses even in response to this review. This has undoubtedly been the worst experience of our lives, especially after spending so much money on a scam and awful accommodation.

-: WORST ACCOMODATION EVER. We booked and paid for 2 rooms for 2 nights and both rooms were not clean. There were cockroaches in the rooms. Air conditioning was not working. The bed was extremely hard. We had only 1 towel in our room. Showers were broken, we reported it but didn't get any assistance from the property. Bathroom was filthy, there was water on the floor in our bathroom. The conditions were so bad that we had to leave and look for another place close by. The reviews on booking.com are fake, fraud and misleading because I found out that the property is actually rating itself on behalf of costumers. Scam and misleading to customers. Staff was rude and not of any assistance. There is no way that this hotel is a 4*. The raring should be 0* or negative number. AVOID BOOKING AT SUNSEABAR BEACH HOTEL AT ALL COSTS.

+: Room with privet small pool was so beautiful.Beach is so nice- that is all pluses .

-: Breakfast : dirty and broken plates and chairs - all hotel needs to have deep cleaning .0 welcoming , reception pushed us to wait till 2 pm (mentioning that maintaining proceed and room inspection is pending ) after 2pm room was not ready ( ac was not fixed ) and we found broken glasses around the pool😢I can continue this infinity : better to say shortly : this place needs to have a proper manager., the person who had experience and guests orientated. You can delete page in booking and register again and again: but people will continue write you- because you are providing very bad experience.Thanks God I booked 2 more hotels in Zanzibar. Island is amazing, Ac is working properly and people are smiling and helpful - just not in your place, unfortunately.You will ask why I score you 7, just because of Ukrainian girl Oksana, who was trying to fix everything and help but even she gave up, cause staff don’t have any resources to provide for guests . Owners, have a look at your property . You location is great and you can make much more money if you will start listening your guests .

+: Nice place to relax in Kendwa. The swimming pool is refreshing and the restaurant has very good food.

+: Set on a nice beach

-: This hotel sell rooms knowing that the air con does not work due to not enough power coming from their generator ( Zanzibar has a lot of power cuts) When complaining and asking for the money back they refused and then put our reservation as a no show so you can’t rate them on this site.The breakfast is inedible. It’s covered in flies , the hot food is cold and crusty.The rooms smell of mould. The bathroom has mould on the ceiling.Along one side of the building is a building site. The room was like a prison cell, with extremely hard beds.All of the staff were rude probably due to constant complaints being made by customers .There was a strong smell of sewers next to the swimming pool. Very slippery steps next to the pool with no hand rail which I fell down and badly bruised my Very loud noise all night from the generator and locals living in the building site adjacent to to hotel.This place was a hell hole!

+: The staff and owner is very friendly and will make sure you have everything you need to be able to relax completey on the holiday.

-: There was no significant issue to make a negative impact on this trip

+: This is by far the best price and location on the island! The island can have electricity issues fromThe main land but that’s everywhere and the staff here are always on top of it with back up generators etc. super friendly staff all over! Beautiful breakfast view and great selection as well, the restaurant on the beach is cute and the price there is very fair! We are vegetarian vegan and there was always something good for us. Highly recommend cant say enough about the beach hotel location and price! People that stayed in other parts of the island said this was the best beach that the tide didn’t effect and some even changed hotels to here!
