+: Good location outside of busy area, 5 minutes walk to seven eleven shop, few restaurants, good massage places and pubs just next door, 10-20 minutes taxi to Pattaya beach and famous walking street, easy access to raxis, room size was good and bathroom was bigger than most, clean room, breakfast was good but somewhat limited

-: The check-in staff didn't look friendly and seemed a bit stressed, focus was highlighting the penalty for smoking and breaking hotel property, there is an itemized price list in the room if you damage hotel property but no food menu, that was a surprise but I guess it's due to past experience hotel mgt had with bad travellers
