+: Everything. The attention to detail, the kind staff, the gorgeous space, a perfect location. The bed was lush. The bathroom is clean. Breakfast was delicious. The free walking tour was informative and entertaining. Our room was spacious. I felt at home. The previous review giving this place a 6 for mismatched plates is unfair. This is a 10 out of 10. One of the best places I’ve ever stayed in 60+ countries.

+: The property is a place where I have stayed previously under a different management team.Hence the reason to visit the property as I knew the property well!Mosquitos in the bedroom and bathroom! No mosquito net! The villa was lifeless with staff who were shell shocked!! I did request an oil burner which they brought in… Also charged for tea? 850 rupees for an poor quality leaf tea with full cream milk!
-: The manager to staff were questionable.No one on site after 10.30 even though they promised me that there would be someone. I texted the manager who did not even respond. Sri-lanka is known for its hospitality not unhelpful staff with limited cuisine! Food served cold no heating facilities. Tasteless tea. Having requested only Papaya or Mango which just a small piece. But a poorly presented mixed fruit platter placed in front of me.The coffee arrived once I had eaten was eaten my breakfast which was brought in from a local hotel which I have learnt that it is the Fort Bazar.2 mismatching plates given. I would have opted for a mediocre hotel if was my expected choice.It is not value for money overpriced for what it is worth. Not even hand soap or any cotton wool in the bathroom. Towels like dry wall paper! Overall a poor experience.
