+: Convenient place : 1) Quiet because not located on the beach, 2) but nevertheless, very close to the beach (5 min walk). An this is a very nice beach with many restaurants, shops etc. 3) No breakfast is served by the property but there is a small coffee shop+restaurant just downstairs, so for a few extra bahts daily you can have a real coffee and international breakfast. 4) If coffee shoprestaurant is too expensive for you, still just at the ground floor of the building there is a mini-market where you can buy what you need to make your own breakfast.

-: A) Despite what is claimed by hotel on booking.com, there is NO PARKING. We had a rented car, and thus to ensure parking in a safe place, we had to deal with another hotel. There is NO real "free public parking" around. B) Despite many emails to the property 1 month before our arrival to secure about the parking, we had just NO RESPONSE. We tried twice, one email in English and one in Thaï (my wife is Thaï). C) The appartments DONT have a private kitchen. Reading "private kitchen", eveyone would understand as "a kitchen reserved to YOUR appartment". In the reality, there is only one kitchen in the building, located on the ground floor, to be shared with all apparments and rooms in the building. Cooking equipment is minimal except a very big refrigerator with relatively big congelator compartiment.

+: The owner was very sweet and accommodating. Clean facility, great service, exceptional room service, and hot water! Cute dog outside and just a short trek from the beach

-: We had sugar ants in our bed.

+: The owners are really lovely people. They are always very happy to help you with anything you need. They really care about your stay and want you to be totally satisfied. The manager Gusti is a very nice man. Good room, good air con, good comfy bed, nice pool, a lovely location near the rice terraces and a nice breakfast. Also walking distance to some nice local restaurants. Thank you Gusti!

+: Sehr saubere Unterkunft, nichts besonderes aber alles was man braucht. Freundliches Personal. Gutes Preis-Leistungs-Verhältnis.

+: A very nice and really clean guesthouse. Bed linen very white and fresh. Bottled water in the room fridge for free. Safety deposit box available. Very close to the beach. Ae and her daughter Naming are always friendly and helpful. There is a little shop on site too. Great location with lots of places to eat nearby.

-: The air conditioning can be a little noisy, it probably needs a bit of servicing.

+: Clean, large room, friendly staff, arranged early check-out for me.

-: AC was noisy, no bottled water provided in the room. But these are really just details, I enjoyed my stay.

+: The location was very good - a 5 minute walk to the beach. The staff were also very available and ready to accommodate and help out. The place was very clean and the rooms cleaned daily. The breakfast availability was very convenient and decently-priced.
